Some say passive marketing through letters and postcards just aren't as effective as picking up the phone and building that relationship. What has or hasn't worked for you?
One tip mentioned on the Real Talk list recently was including a small photo of the home on the envelope to the seller as a "hook" to encourage them to open the envelope...
I found that calling and sending material letting them know what services I will offer them works well. I wait a few days after sending the material, call back to make an appointment.
